Facebook Live

You can use Facebook Live for virtual open houses and showings.

Here are some tips to get you started. Check out the video link at the bottom of this page for a how to.


1. Before going live, make sure you have a strong wifi connection and that your phone is set to Do Not Disturb.


2. Advertise the content, date, and time of your live broadcast well beforehand.


3. Before going live for your advertised event, do a test run. • If using a personal Facebook profile - change the view setting to “Only Me” or to just the Agents of LAH Real Estate group if you’d like to receive feedback. • If using a business page - go live at an unannounced time and record a sort of “teaser video” for the main event. If it doesn’t go well, delete it at the end of your test broadcast.


4. Prepare. Think about what you’re going to say as you go through each room of the house. Refrain from writing a script, but have some general idea of what you want to highlight in each room before you begin your live broadcast.


5. Set the stage: When you first start the video, introduce yourself and thank your audience for tuning in. Next, take a few minutes to prepare the audience for what they are about to watch. Include your name, your brokerage, the home’s address, total beds, baths, price point, etc. Let them know when to ask questions (only at the end or if they should ask them as you go). • Setting the stage for the first 3 minutes or so before beginning the home tour will allow those who are less punctual to get settled in as well.


6. Go slow. Try to spend twenty seconds to a minute in each room before moving on to give the audience a sense of the space.


7. Be aware of how far away you are from your recording devices microphone. The farther away you are, the harder it will be for your audience to hear you.


8. Engage with your audience by including the name of who asked a question with the answer. • Example: Bob writes, “What kind of countertops are those?” Your response, “Bob, thank you for that great question. The countertops are granite.”


9. Before ending your broadcast, ask your viewers to friend you (if on a personal profile) or to follow you (if on a business page) and tell them why they should. • Example: Thank you for attending my virtual Open House today here at P Sherman Wallaby Way in Birmingham, Alabama. 10. Be you! Your audience at first is likely going to be composed of your friends, family, clients, and colleagues who like you and like the way you do business. Take a deep breath and just be yourself.
